The bed is a bit soft to me and it might be a good idea to have towel rack in the bathroom to dry the towel.

Good location which is close to main bus station, ferry port and attractions. The old town view is great. The room is spacious and clean. The staff is responsive and helpful.

Fantastic staff and amazing customer service - very responsive, friendly, and great recommendations on the local area. Room met expectations and was in a convenient location near a beach and not far from the port.

The room is in very good condition, spacious, and clean. Conveniently located for walking to the Old Town or the beach, there's parking in the same building for an additional fee, and if there's no parking, public parking is available 100 meters away. A good breakfast option is available at the Koteks restaurant on the ground floor, not included in the rate. Great value for money. Finally, we would like to highlight the excellent communication, instructions, and advice that Toni and Antonio gave us. Thank you very much!

From easy check in and pre arrival information, very attentive and friendly staff. Great location, 5min or so walk into the old town and access to everything you could need. We got the sky suite with view of the city, it was beautiful room and amazing views. We loved our entire stay here, would recommend and come back to stay here.

There was nothing I didn’t like. The room was beautiful, location was excellent and close walking distance to everything we did. I would definitely recommend this accommodation to anyone. Very safe and clean

I liked they greeted us when we arrived and helped us with parking. They came to the room and provided suggests for restaurants and things to do.

Great views, clean, modern, easy parking on property site in middle of city, quiet on 12th floor, short walk to sights/restaurants, very helpful and responsive staff with seamless communication via phone and/or WhatsApp, perfect for our overnight stay in Split.

Everything is excellent - location, staff and house keeping. We stayed in the studio apartment (I.e. Room 5) and everyone in my family (3 of us ) enjoyed so much with our stay. Room - the room is modernly designed. The view of our room is stunning. The room is bigger than I expected as there are 1 double bed and 1 sofa bed (a double bed too). It can also fit in 4 of our luggage. Location - everywhere (old town, Diocletian palace, ferry port) is within 5-10 min walking distance. We don’t need to walk up the slope. A supermarket is just downstairs. Restaurants and convenient stores are also nearby. Service - excellent service regarding front desk and house keeping. Although it’s not a hotel, their service quality is comparable to a 4- or even 5-star hotel. There’s no front desk in the building but the staff is reachable via WhatsApp. They changed towels and cleaned our room everyday during our 4-night stay. Also we found out at 10.30pm of our first night that the hair dryer in my room was not working, the staff sent us another one within 15-min. This is something other B&B wouldn’t provide. All of the staff are friendly and helpful. Parking - they have paid parking. Some previous reviews commented that it’s very hard to locate the parking lot. However, as long as you look for the tallest building when approaching to the area and keep your car on the left lane of the road once you are near to the tallest building, in fact the parking lot is just right there (together with the help of the instructions provided by Royal suite) We will definitely stay there again if we go back to Split.

Nothing . I just wouldn’t recommend you take up the offer of a breakfast voucher to be used at a nearby restaurant. For 10 euros each you get a poor choice, the most chemical orange juice I have ever tasted and machine coffee that is awful. There are much better options nearby

The room we had was located in the high rise annex building, with a great view, good size and wonderful bathroom. Very stylish too with good air conditioning. Impossible to sleep with the windows open , but this is to be expected in such a busy city. Perfect location close to the port and nearby restaurants

Very clean and modern. In excellent location, short walking distance to main part. Easy communication throughout. Toni was the nicest person, so helpful when we arrived and checked up on us during our stay. Gave us a lot of tips and recommendations of things to do and places to eat. 10/10 for Toni😁

Toni was a great host and welcomed us very nicely. We got a nice room with an amazing view just as wished it. He gave us all the informations we needed, helped with the luggage as we came. The location was very close to the center. They cleaned every day our room and kept it really super clean. They even renewed the coffee capsules every time for the free coffee machine which we had in our room. We really can't say anything bad, just positive vibes. For sure we would come again :-)

Comfortable, spotless and spacious with great views! I had a fall in the street on our first night and Dujo and Toni were so helpful in making me comfortable, offering to take us to pharmacy, etc.
