    Property is an old farm, still in activity, with large and small animals, and accompanying smells and noises throughout the day and night. There are no outdoor lights on the property at night. From the carpark to the building it's a phone torch affair. The whole place looks like it had better days, maybe 30 years ago. The access by car is on a narrow, steep, and broken alleyway, about 300-350m long. Our room was upstairs, and it was really hot. Opening the windows meant mosquitos, wasps, and other bugs. The breakfast is served 15-20min away by car or 1.5hrs walking to a similarly difficult to access location. Not much pride of ownership there, either. Dirty table cloths, floors on the patio not swept for weeks. The retractable awning was dirty, moldy, and looked like it had been extended for years. Only met the staff there at breakfast, and they seemed they'd rather be somewhere else. The restaurant was closed on Monday, so one of our days actually did not include a breakfast, but was charged at same rate. We were there for three nights without seeing or talking with anyone from the staff. The property is not processing credit card payments through Booking.com directly like every other property I stayed at, for whatever reason, and the check-out has to be done at the breakfast location, which is in the opposite direction of any way out of Graz.

    The place is really amazing. Close to the beautiful forest and mountain roads. Good for joggers and people who admire the nature. I will visit this place again, for sure!

    Well, only one small thing - just one ore two tea bags waiting in the kitchen for the latecommers would make a difference for me. Nothing more, place is really cute.
